You will find here the general terms and conditions applicable to your rental contract.
Please read them carefully.
1.How to book an apartment
If you have chosen one of our apartments, please, fill in the Booking form, which will appear on every click of the Reservation button and press the Check Availability button.
If you try to book an apartment, but it is not available for your reservation dates, you will be suggested to choose another one from the list of available apartments. This list will include available apartments of the similar quality and price as the original unit.
If the apartment is available, we'll reply with links to deposit the advance fee.
If you do not place deposit right after receiving our links it is necessary to check apartment availability again as it could be already booked by another client.
Apartment is considered booked only after deposit is placed and you've received our confirmation. After having confirmed your reservation, a contract on your name and with the dates of your reservation will be sent to you by e-mail. We ask you to print the contract on which you will find all the information related to your rental.
We hope for understanding from your side as it might be hardly possible for an owner of the flat which was just vacated to find another tenant on the following day. Usually apartments are booked in advance.
2. Booking Rates
Prices are per night and per aparment ,taxes are included.
To book the apartment an advance fee of 20% of the total cost of the stay is required, but not lower then than a 1 night stay fee. This advance fee can be made in one of the ways mentioned in the section .
The advance fee is not refundable, so, be sure you’ve booked your flights tickets before making a reservation.
Outstanding balance will be paid, cash, on arrival before the apartment keys are given.
A deposit of € 100.00 (or $150.00) against damages is taken along with the rest of the payment and will be refunded on departure. The client shall be charged (taken from the deposit) with the cost of repairing or replacing any fixtures ,fittings or contents that may have been damaged, broken, lost or stolen.
Key Replacement: In case the key is lost, the client will be charged € 50 for changing the lock of the apartment.
3.Cleaning
Our apartments are provided with fresh lines and towels. The apartments are cleaned before arrival and after departure of each client. The client should leave the apartment clear of any rubbish and in generally clean conditions. Extra fee for apartment cleaning is not charged, however, if the apartment is left in especially dirty conditions, an additional cleaning fee may be retained from the deposit .
4. Check In/Check Out
You must inform us about your arrival time to Odessa upon receipt of reservation confirmation to allow us to be there on time to welcome you in the apartment
Check in time is 13:30, check out time is 12:00. If your arrival time is earlier than 13:30 and we have a chance to let you enter the apartment earlier we'll do it with pleasure. However if you would like to be 100% sure that you get into the apartment on the early arrival, please, consider booking the previous night. Same conditions applies for the check out time.
The property is reserved only for the number of people stated in the reservation form. Extra persons are allowed only with the owner’s permission. It is the tenant's responsibility to ensure that all his or her documentation is in order. Please check it carefully. There may be an extra charge if the number of people staying at the property exceeds 4. This is usually equal to €10 extra per person. Under no circumstances shall the number of occupants exceed the maximum capacity of the apartment. Pets/animals are not allowed except by prior consent of the owners.
5. Noise
To respect the rest and the tranquillity of the neighbours, the level of noise must be kept within reasonable level at all times.
Parties in the apartment are not allowed.
Disruptive behavior caused by loud music and/or late night/early morning rowdiness will not be tolerated.
6.Cancellations
Accommodation reservation represents mutual commitment. From our side we guarantee apartment availability for the whole period booked and reject other clients intersted at the apartment. On the other hand we strongly encourage you to plan your trip before booking an apartment.
If you decide to cancell your reservation at any time or change your dates or change apartment your 20% advance fee paid on reservation is not refundable.
Also the rent amount paid for the apartment is not refundable in case you decide to leave the apartment prior to the date agreed on the booking.
From our side we guarantee apartment availability for the whole period booked and refuse other clients interested at the apartment
